For many devotees, Govardhan and Barsana are the most peaceful places in Braj. Life moves slower, the countryside is open, and land costs a fraction of Vrindavan prices. That makes these towns popular for ashram-style homes, farmhouses and long-term land investment.
Plot prices in Govardhan and Radha Kund
Govardhan sits about 22 km west of Mathura, with Radha Kund just to its north. Indicative asking prices in 2026:
- Residential plots near Radha Kund and the Parikrama route: roughly ₹12,000 – ₹15,000 per sq yd, higher for prime frontage.
- Larger parcels and farmhouse land around Pali and Jatipura: often around ₹12,500 per sq yd for well-connected plots, less for interior land.
A 250 sq yd plot near Radha Kund can be found for around ₹30–35 lakh, enough for a comfortable home with a courtyard.
Plot prices in Barsana and Nandgaon
Barsana, the town of Shri Radha Rani, and nearby Nandgaon are the most affordable parts of Braj:
- Gated township plots on the Barsana–Govardhan road: roughly ₹4,500 – ₹6,500 per sq yd, often with instalment plans.
- Plots close to Barsana town and Shri Ji Temple: much higher, with some listings above ₹25,000 per sq yd.
- Nandgaon and the Nandgaon–Kosi road: around ₹5,500 – ₹6,500 per sq yd.
This means a 100 sq yd township plot in Barsana can cost under ₹7 lakh, making it one of the most accessible ways to own land in Braj.
Why buyers choose Govardhan and Barsana
- Close to Govardhan Hill, Radha Kund, Shyam Kund and Shri Ji Temple.
- Quiet surroundings away from Vrindavan’s crowds and traffic.
- Room for gardens, cow sheds and larger homes.
- Lower entry prices with potential to gain as roads improve.
What to check before buying land here
- Land use status. A lot of land in rural Braj is still recorded as agricultural. Confirm it has been, or can be, declared for residential use.
- Road access. Make sure the plot has a recorded approach road, not just a path across someone else’s field.
- Developer track record. For township plots, check the developer’s earlier projects and whether the township is registered on UP RERA.
- Water and power. Ask about the water table, borewell permissions and the nearest electricity connection.
- Festival access. During Govardhan Puja, Holi in Barsana and other festivals, some roads close or become very crowded.
