Vrindavan has become one of the most searched places in Uttar Pradesh for buying a plot. Devotees want a home near the temples, families from Delhi NCR want a peaceful second home, and many retirees want to settle in Braj. As demand has grown, so have prices, and they now vary a lot from one lane to the next.
This guide explains what residential plots in Vrindavan typically cost today, why prices differ between localities, and which extra costs you should budget for before you pay a token amount.
Plot prices in Vrindavan by locality
The figures below are indicative asking prices seen in the market in 2026. The final price of any plot depends on its exact location, road width, facing, approvals and how keen the seller is to close.
| Locality | Typical asking price | Who it suits |
|---|---|---|
| Chhatikara Road (near the flyover) | ₹50,000 – ₹85,000 per sq yd | Buyers who want good road access and new colonies |
| Around Prem Mandir & Vaishno Devi Dham | ₹50,000 – ₹80,000 per sq yd | Families wanting a temple-side location with newer infrastructure |
| Raman Reti / near ISKCON | ₹45,000 – ₹60,000 per sq yd | Devotees who want to walk to ISKCON and the Parikrama Marg |
| Sunrakh Road, Jait and outer colonies | Noticeably lower than the above | Budget buyers and long-term investors |
| Premium gated plotted townships | Around ₹10,000 per sq ft and above | Buyers who want branded developments with clubhouses and security |
Most buyers look for plots between 100 and 200 sq yd, which is enough for a comfortable two-storey home. At ₹55,000 per sq yd, a 150 sq yd plot costs around ₹82 lakh before registration charges.
What makes one plot cost more than another?
- Distance from the temples. Plots within walking distance of Banke Bihari, ISKCON or Prem Mandir carry a clear premium.
- Road width. A plot on a 30 ft or wider road is easier to build on and resell than one on a narrow lane.
- Approvals. Plots in colonies with an approved layout from the Mathura-Vrindavan Development Authority (MVDA), or in RERA-registered projects, cost more but carry far less risk.
- Facing and shape. East and north-facing, regular-shaped and corner plots usually sell faster and at higher rates.
- Development. Boundary wall, internal roads, drainage, street lights and a water line all add value.
Extra costs to budget for
The plot price is not the full cost. Plan for these as well:
- Stamp duty and registration. In Uttar Pradesh, stamp duty is generally around 7% of the property value (or the circle rate, whichever is higher), plus a registration fee of about 1%. Women buyers can get a concession on smaller purchases. Confirm the current rates before you budget.
- Mutation (dakhil kharij) to get the land recorded in your name after registry.
- Boundary wall and soil filling if the plot is not already developed.
- Building plan approval from MVDA before you start construction.
How to buy a plot in Vrindavan safely
Most problems in Braj land deals come from unclear titles, unapproved colonies and plots that are still recorded as agricultural land. Before paying any advance:
- Check the title chain and the khatauni (land record) for the plot.
- Confirm whether the colony layout is approved by MVDA, or whether the project is registered on the UP RERA portal.
- Visit the site and get the plot measured against the documents.
- Make sure there are no pending dues, disputes or loans on the land.

Is a plot in Vrindavan a good investment?
Vrindavan is mainly an end-use market. People buy to live, to stay during festivals, or to retire. That makes demand steady, but it also means you should buy a plot you would be happy to use yourself rather than chase quick gains. Plots on wide roads in approved colonies near the main temple areas have historically held their value best.
